When to call an emergency plumber in Grand Blanc
If water is going where it shouldn't, or you can't use water at all, call us. These can't wait until morning:
- A burst or frozen pipe, or water coming through a ceiling or wall
- Sewage or water backing up out of a floor drain, tub or toilet
- No water to the house (often a frozen or failed main line)
- A water heater leaking from the tank
- A sump pump that quit while water is coming in
- A toilet that keeps overflowing when it's the only one you have
Some things can wait for a regular appointment: a dripping faucet, a slow sink, a toilet that runs. If you're not sure, call and ask. We'll tell you straight whether it can wait.
Smell gas? Get everyone out of the house first. Then call your gas company's emergency line, or 911, from outside. Don't flip light switches or start anything. Once the gas company says it's safe, we can repair the gas line.
What should I do while I wait?
A few minutes of the right moves can save a floor, a ceiling or a finished basement.
- Shut off the main water valve. In most Mid-Michigan homes it's in the basement where the water line comes through the wall, near the meter. Turn it clockwise until it stops. On a well, switch off the well pump's breaker.
- Leaking water heater: close the cold-water valve on top of the tank. On a gas heater, turn the gas control to "Off." On an electric one, switch off its breaker.
- Drain or sewer backing up: stop using water everywhere in the house. Every flush and every running sink adds to the backup.
- Protect your stuff: move what you can, unplug electronics near the water, and keep kids and pets away from sewage. Don't walk through standing water near outlets or appliances.
- Take photos of the damage before cleanup. Your insurance company will want them.
Real after-hours calls we've handled
These all came in after the workday was over. They come straight from our job records.
A main drain backing up at a Saginaw-area care facility (September, 7 PM)
On a Tuesday evening in September, the main drain in one wing of a Saginaw-area care facility stopped draining. Water was backing up onto the hallway floor and into a resident's room.
Our tech was on the road at 7:03 PM and working by 7:21. He ran a 3/4-inch cable eight or nine sections through the cleanout and pulled out a big blockage of wipes and paper towels, plus heavy grease and sludge along the line. Then he flushed the toilets 30 to 40 times to make sure the line was really flowing, not just draining for the moment.
Before he left at 10:04 PM, he sanitized and mopped the hallway three times and helped clean the room. We followed up with an estimate for a camera inspection, so the facility could see what was going on inside the line before it happens again. More on that kind of work: main line and sewer cleaning.
A leaking valve in a Flint basement (July, 9 PM call)
On a Wednesday night in July, a Flint homeowner called at 9:11 PM: a pipe valve in the basement was leaking. Kirk was there by 10:14 PM. He went over the repair and the price with the homeowner, got their OK before starting, and had the valve leak fixed by 11:30. Related: leak detection.
A water line leaking at a fill tank in Pinconning (June, after 10 PM)
In early June, a property owner in Pinconning, way up in Bay County, found the water line leaking at the fill tank in a large metal outbuilding. Their note came in at 10:18 PM, and Kirk started on it at 11:10. He repaired the supply line at the tank, then came back the next morning to wrap up. The repair carries a one-year limited warranty. We've handled frozen main lines too, like this one: frozen main water line repair in Mt Morris.
What happens when you call after hours?
- You call (810) 673-7228. Day or night, your call gets answered and logged with what's going on and where.
- You get a text and email confirming the job with an arrival window.
- The plumber finds the cause. A backed-up drain, a leaking valve, a split pipe.
- You approve the price before any work starts. Sometimes that's a full repair tonight. Sometimes it's making things safe and dry, then finishing in daylight.
- We fix it and clean up. Like the hallway in Saginaw, we don't leave a mess behind.
Where do we take emergency calls?
Everywhere we normally work, day or night. Most calls come from Genesee County: Grand Blanc, Flint, Burton, Davison, Fenton, Swartz Creek, Flushing, Mount Morris, Clio and Holly. We also cover Saginaw, Bay City and Midland. The Saginaw and Pinconning calls above both came in after dark.
How long it takes us to get there depends on where you are and what else is happening that night, so we'll give you a real estimate when you call.

Is emergency work warrantied?
Yes. Every repair comes with a written limited warranty on your invoice. How long depends on the repair option you pick: quick fixes carry 30 days, and more complete repairs carry a year. The Flint valve repair carried 30 days, and the Pinconning fill-tank repair carried a year.
If a night call turns into a replacement, new furnaces and air conditioners carry a 10-year parts and labor warranty. Water heaters carry 6 years standard, upgradable to 10. Related: water heater repair and replacement · sump pumps · commercial plumbing.
