Signs your water heater is on its way out
Most water heaters give you a warning before they quit. Call us if you notice:
- Water around the base of the tank. A leak from the tank itself can't be fixed. It means the tank is done.
- No hot water, or it runs out fast. Often a bad element, thermostat, igniter or gas valve, and those can usually be repaired.
- Rusty or brown hot water. Can mean the inside of the tank is corroding.
- Popping or rumbling while it heats. That's usually sediment built up on the bottom of the tank.
- A pilot that won't stay lit, or a breaker that keeps tripping.
- Age. Tank water heaters usually last around 8 to 12 years. Once a tank is past 10 and starts acting up, replacing it often makes more sense than repairing it.
No hot water at all, or a tank leaking right now? See our 24/7 emergency plumber page.
Should you repair or replace your water heater?
We'll tell you straight which one makes sense, and you'll see the price for either before any work starts.
| Usually repair | Usually replace |
|---|---|
| The tank is under about 8 years old | The tank itself is leaking |
| The problem is a part: element, thermostat, igniter, thermocouple, gas valve | It's 10+ years old and keeps needing repairs |
| The tank isn't leaking or rusting | It can't keep up with your household anymore |
Water heater replacement in Grand Blanc: what we install
Gas and electric tank water heaters. 30, 40 and 50 gallon. The most common swap we do, and usually the lowest upfront cost. We install Lochinvar, our top-of-the-line option, and A.O. Smith.
Tankless water heaters. Heat water only when you use it, so you don't run out during back-to-back showers. They cost more upfront and need the right gas line and venting, so we check that before we quote one. We also service and descale existing tankless units. More on tankless water heater installation.
Heat pump water heaters. They pull heat from the air around them, so they use far less electricity than a standard electric tank. They need some open space around them and work best in a basement, which most Mid-Michigan homes have.
Not sure which fits your house? We'll look at your household size, your gas or electric setup and where the heater sits, and give you options.
Recent water heater jobs
A water heater stuck in startup, Grand Blanc (March, after-hours call). The heater was flashing four lights and the gas valve was vibrating, stuck trying to start. Kirk replaced the heater and added an expansion tank, a drip pan and an electric anode rod.
A corroded chimney vent in a Holly rental (March). The old 40-gallon tank vented into a chimney liner that had corroded through, and there was no room to run a code-sized 4-inch vent. Travis swapped in a short 40-gallon power-vent heater vented out through the wall and extended the gas and water lines to fit.
Rotten-egg smell from the hot water, a well home near Mayville (June). The 25-year-old tank was behind the smell. Jeremy installed a new 50-gallon A.O. Smith with an electric anode rod, repiped the whole-house filter with isolation valves, and added a softener bypass.
A 6-year-old tankless losing heat and pressure, Columbiaville (May). Scale was choking it. Mitch did a full descaling flush and cleaned the inlet screens, and it's now on a yearly flush.

Water heater FAQ
How long does a water heater last?
Tank water heaters usually last around 8 to 12 years. Hard water and sediment can shorten that, which is common in Mid-Michigan, especially on wells.
Can a leaking water heater be repaired?
It depends where the leak is. A leaking valve or fitting can usually be fixed. A leak from the tank itself means it needs to be replaced.
Is a tankless or heat pump water heater worth it?
It depends on your house and how you use hot water. Tankless is good if you run out of hot water. Heat pump models cut electric bills if you have an electric heater now. We'll go over the upfront cost and what each one needs before you decide.
What size water heater do I need?
As a rough guide, a 40-gallon tank suits 2 to 3 people and a 50-gallon tank suits 3 to 5. Big tubs, teenagers and back-to-back showers can push you up a size. We'll size it for your household.
Do you work on commercial water heaters?
Yes. We repair and replace water heaters for businesses, offices and rental properties, and we answer 24/7 when one fails.
Do you replace water heaters after hours?
Yes. We answer 24/7. If your tank is leaking or you have no hot water, call (810) 673-7228 any time.
