What we see in Fenton-area homes

Every town has its own patterns. Here's what keeps coming up in Fenton and Linden:

  • Well systems. A lot of Fenton-area homes run on wells, and pressure tanks, bladders and pressure switches are some of our most common calls. Low pressure, a humming switch, or a pump that runs and runs usually points here.
  • Lake homes. Homes on the lakes often have long drain runs, septic tanks and spots where a drain line has lost its pitch over the years. We clear them, camera them and tell you if a section needs to be rebuilt.
  • Hard water and iron. Calcium buildup in faucet lines and orange iron staining show up a lot, especially on wells. A softener, iron filter or sediment filter fixes the cause instead of the symptoms.
  • Outdoor faucets that freeze. Old spigots split over the winter. We replace them with frost-free, burst-proof hose bibs with their own shutoffs.

Recent jobs in Fenton and Linden

These come straight from our job records. No customer names, just the area and the work.

Well tank, sump pump and spigots, Silvercrest Dr, Fenton (June)

The homeowner wanted a quote to replace an aging pressure tank. Travis found an outdated 20-gallon bladder tank with tired valves and a worn pressure switch, plus a low-quality float sump pump. He installed a new bladder tank with new piping, a new pressure switch, relief valve and drain, a new 1/4 hp sump pump with a 1-1/2-inch check valve, and two frost-free, burst-proof hose bibs with their own shutoffs. Tree roots in the sewer line, Torrey Rd, Fenton (March)

A basement floor drain was backing up. Mitch jetted and cabled 150 feet from the outside cleanout, then ran a camera down the line. He found tree roots about 150 feet out and a shifted PVC joint about 50 feet out. He walked the homeowner through the options: root treatment now, and a liner or a dig if the joint keeps catching. More on sewer and main line cleaning.

Grease and a back-pitched line on septic, Bay of Birch Blvd, Fenton (October)

The main line kept backing up on a home with a septic tank. Mitch cleared a grease blockage by cabling from the tank, and found the line running into the tank was pitched the wrong way. He recommended a bio treatment and correcting the pitch so it doesn't keep happening.

A shower valve leaking after hours, Eleanor Dr, Fenton (October)

A second-floor shower valve started leaking after hours. Jeremy replaced it with a Delta MultiChoice valve and saved the tile around it. See our 24/7 emergency plumber page.

A seized gas valve on a Sunday, W Ray Rd, Linden (February)

The furnace stopped heating on a winter weekend. Andrew found the gas valve fully seized, got a supply house open on a Sunday, installed a new gas valve, redid the gas piping, set the gas pressure, and the furnace fired on the first try. A few days later the homeowner decided to replace the aging furnace. More on furnace repair in Fenton.
