Is your water trying to tell you something?
Most water problems show up around the house before anyone calls a plumber:
- White crust on faucets and showerheads, or spotty dishes. That's hard water. In one Fenton kitchen we found calcium built up inside both the hot and cold lines feeding the faucet.
- Orange or rust-colored stains on sinks, tubs, toilets or laundry. That's usually iron, and a softener alone often can't keep up with it.
- Rotten-egg smell from the hot water. Often the water heater's anode rod reacting with the water. See our water heater page.
- Low or up-and-down water pressure, or a pump that clicks on and off. That points to the pressure tank or pressure switch.
- A softener that never uses salt, runs constantly, or leaves the water feeling hard.
Water softener installation in Fenton
We start with your water, not a sales sheet. Here's how a softener job usually goes:
- Test the water for hardness, iron and pH so the system fits what's actually coming out of your well.
- Size the softener to your household and hardness. We've been installing Sterling softeners, and we'll tell you what fits your setup.
- Add what the water needs: a sediment pre-filter on most wells, and an iron filter when the iron is high.
- Install it right: isolation valves and a bypass so it can be serviced later, a drain line with proper pitch, and the system programmed to your water.
- You approve the price before any work starts.
Well pressure tanks and switches
Your well pump fills a pressure tank in the basement, and a pressure switch tells the pump when to turn on and off. When the tank's air charge is low, the switch wears out, or a check valve fails, you get low pressure, short cycling or a pump that won't quit.
We replace bladder tanks, pressure switches, gauges and check valves, and add drains and shutoffs so the next service is easy. If the pump down in the well is the problem, we'll say so and refer you to a well company. We don't guess on something that expensive. More on well tank repair.
Recent well and water jobs in Fenton and Linden
A well losing pressure, Blue Water Dr, Fenton (March). Low pressure and a noisy pump. Kirk found the bladder tank losing pressure back down to the well and a pressure switch that wouldn't hold. He replaced the switch and added a check valve, and the tank held pressure again.
A failed switch, then a 2001 softener, Theresa Dr, Fenton (March). Travis replaced a failed 40/60 pressure switch and gauge and reset the tank's air charge. The system still stalled at 15 psi, a sign of a failing well pump, so he referred the homeowner to a well company. After the new pump went in, the softener wasn't working. It was an A.O. Smith-brand unit from 2001, and Travis quoted a new softener with a sediment filter.
Softener and tankless water heater, E Lovejoy Rd, Linden (August 2025). A property-managed home wanted softer water and endless hot water. We installed a new water softener, then a tankless water heater the next day.
A full well setup refresh, Silvercrest Dr, Fenton (June). An old 20-gallon bladder tank was replaced with a new tank, switch and relief valve as part of a bigger basement upgrade. The details are on our Fenton page.
A pre-purchase inspection, Orchard Trail, Linden (October). A buyer's inspection flagged the softener and the iron filter, along with a few other items. Kirk went through the house and priced each fix so the buyer knew what they were getting into.
Nearby: what a full system looks like
On a Grand Blanc job in October, the softener was dead and the water was rusty. Travis's test showed hardness at 39 grains per gallon and iron at 2.5. He installed a Sterling softener, an iron filter and a sediment filter with isolation valves and a bypass. That's the same kind of setup many Fenton wells need.

Fenton water softener and well FAQ
Can you test my well water?
Yes. We can check hardness, iron and pH before recommending anything, so the softener or filter is sized for your water instead of guessed at.
Why does my hot water smell like rotten eggs?
On a well, it's often the water heater's anode rod reacting with sulfur in the water. An electric (powered) anode rod or the right filter usually fixes it. If the smell is on the cold side too, the water itself needs treatment.
Do you fix well pumps?
We handle the parts in your basement: pressure tanks, switches, gauges and check valves. If the pump down in the well has failed, we'll tell you and point you to a well driller.
How long does a water softener last?
Often 10 to 15 years or more with salt and a little care. We've seen softeners around Fenton still hanging on from 2001.
Do you serve Linden and Fenton Township?
Yes. Fenton, Fenton Township and Linden are all part of our regular service area, lake roads included.
