Michigan winters can be brutal on exposed water lines, especially in manufactured and mobile homes with damaged skirting or inadequate insulation. Frozen water service lines not only leave homeowners without running water but can also lead to burst pipes, costly water damage, and expensive emergency repairs if left untreated.
For this project, our licensed plumbing technicians responded to a manufactured home experiencing a complete loss of water due to a frozen main water supply line beneath the trailer. Upon inspection, we discovered that the existing heat tape had failed and several large openings in the home's skirting were allowing freezing air to reach the plumbing system.
After discussing our findings with the homeowner, we safely thawed the frozen main water line until full water service was restored. During the repair, we also found an improperly installed section of ½-inch flared copper piping that had sustained frost damage. To improve reliability and freeze resistance, we replaced it with new ¾-inch PEX water line and installed a new shut-off valve before restoring water service and performing a complete leak inspection.
To help protect the plumbing system from future freezing, we installed new heat tape along the entire exposed main water supply line and around the water meter, verifying proper operation before insulating the complete assembly. As an added courtesy, our team used available materials on-site to temporarily close large openings in the trailer skirting, reducing direct exposure to cold winter air until permanent repairs can be completed.
At Dion's Complete Plumbing, Heating & Cooling, we understand how quickly frozen pipes can become plumbing emergencies. Frozen water lines are often caused by failed heat tape, damaged skirting, poor insulation, or prolonged exposure to freezing temperatures. Without proper protection, pipes can freeze repeatedly or burst, resulting in significant property damage and costly plumbing repairs.
Our technicians help homeowners protect their plumbing systems by:
Safely thawing frozen water lines
Replacing damaged or outdated piping
Installing energy-efficient heat tape
Insulating exposed water service lines
Identifying freeze-prone areas
Repairing damaged shut-off valves
Performing leak inspections after repairs
Providing recommendations to help prevent future freeze-ups
While our repairs restored full water service and protected the sections we worked on, we also advised the homeowner that additional freeze protection is still needed. Missing insulation beneath the trailer and damaged skirting continue to expose plumbing to freezing temperatures.
Permanent skirting repairs and under-home insulation are strongly recommended to reduce the risk of future frozen or burst water lines during Michigan's winter months.
If your home has frozen pipes, no running water, or a burst water line, don't wait until the damage becomes worse.
